Title Work in a Nutshell
I want to go over the closing process in five easy steps, this is typically what happens from the time we go under contract till the time of closing. As always, you can pick your own title company. I do have a few title companies that I prefer and can recommend to you.
Step 1: Once we get a signed contract, I email contract to the preferred title company.
Step 2: The title company orders and submit for the title search. This usually happens after the escrow money is verified or received by the buyer.
Step 3: The file is assigned to a processor or closer. This is really where they put their detective hats on. They start going through the title work to make sure that there’s no liens or encumbrances on the property. They want to dig deep into the history of property and make sure that there is a title that can be transferred. They also make sure that there’s no clouds on the title.
Step 4: Closing and disbursement. This is closing day! This is where the keys and the money get handed out to the proper parties. If you are a buyer, this is where you’re getting your new home. If you’re the seller, this is where your relinquishing the home to the buyer.
Step 5: Our final step AND our favor step is the celebrations for the new journey!
